There are many mandated wetland preserve areas located within the lakes at Villaggio Reserve. These preserve areas, otherwise known as mitigation areas, are a requirement by the Department of Environmental Resource Management (DERM) and the developer was required to put these protected wetland areas in specific lake areas to help offset the disruption to native habit that existed at this site prior to development. Every community will be different as far as their preserve area requirements. The main takeaway is that these protected areas are designed to be left in a natural state and no trimming, hedging, or manicuring is to take place.
The wetland areas provide many benefits such as nutrient absorption supplied by stormwater & irrigation runoff, shoreline reinforcement & erosion control and providing habitat for waterfowl and fish.
The lakes are all manmade and when they were dug, special shallow shelves were installed at specific areas to allow these wetland plants to grow and propagate as they only grow in shallow water. The plants cannot take over the entire lake as there is a sharp drop off at the end of the special shelves, preventing the plants from encroaching any further than where they are now.
You may hear from some of the longer-term residents that the plants were not as plentiful when they first moved in, this is common. When the plants are originally installed, they are small and stick-like, and they are typically planted 2’-3’ apart from each other. However, over the years, the plants naturally propagate and grow, filling in the entire special shelf area as they were designed to do.
During our inspection on November 1, 2023, we observed extremely healthy wetland areas. Non-native vegetation was minimal, the wetland plants were healthy, growth was very dense and most importantly, the wetland areas are in compliance with the Department of Environmental Resource Management.
Speaking of the Department of Environmental Resource Management, they have also been regularly inspecting the wetland areas since last year when a supplemental plant installation was required. They have also determined the wetland areas to be in compliance.
